Might have to do with their software taking all comps nearby despite several not really being made available 365.pros - quickly pull nearby comps to get a visual idea of the top performing properties and what numbers to expect (by ignoring outliers in the mix).AirDNA:cons - occupancy in most cases seems to be underestimated when I compare to real-world STR owners.

Most areas cash flow pretty well, but there are some areas that look attractive on paper and seem okay with the visual test, but the areas are actually headed in the wrong direction and property values/rent are decreasing due to crime in the area, etc.

Staging is very important for most buyers because it helps them to visualize living there and inspires them to strongly consider making an offer.If they have to guess whether or not their furniture is too big for the rooms,they will error on the side of caution and quickly move on to the next house.If you are selling a lower cost home in a working class neighborhood,go to a rental furniture center like Aaron's and the like and ask for a quote for a monthly contract.You will find having them deliver it and decorating yourself will save you a ton of money.
