A lot of our clients have been picking up good deals on the east end of Little Village recently.

It's a small village so making connections helps a lot.

I’m interested in Sylvan Park/heights, green hills/forest hills, hills borough village, west end, Germantown/ salemtown and east Nashville.

I spent the last few weeks walking a friend of a friend through his buying parameters and looking at properties up there, and for what he wants - 2-3br under 400k - there is almost nothing, especially if you want anything near turnkey, or walkable to canyon or village.

Every village/city has requirements now, so I would need to spend time looking into the requirements of where your property is located.

There are plenty of 70's builds cabins in Chalet Village that cash flow just as well as brand new builds.

If so, I'd suggest North Center or Roscoe Village.

I live in the Hot Springs Village which is a gated community oriented toward retirees.

When we moved from SoCal two years ago, we chose Amberley Village over Montgomery and Kenwood because we wanted our 7th grader to attend this particular school.
