That means getting it listed on MLS with a competent, full-time Realtor.NAR studies (and there is admittedly a case to be made there for bias) have consistently shown that homes that are sold through a Realtor fetch more than enough additional money to cover Realtor commissions.

I took a lot of heat in several online forums for my asking price.... and in the end Ive got two great tenants that are respecting our properties, paying rent (on time too), have JOBS, and a credit profile that indicates they will actually be able to afford AND continue to PAY.It takes time - dropping your price will open the doors to more marginal candidates... screen as usual (consistent too).

I currently pay the bill from the entity that has the card and the other entities reimburse that entity per their portion of expenses.I don’t think it really matters but just be consistent.

@Michael Hoffman, you can get your list from listsource.com.You can start with either divorcee or absentee list, won't make any difference if you are consistent with your mailer.

I ALWAYS start with the end in mind, and after being involved in managing over 425 properties we have found hat the homes and properties that most consistently spit off cash flow and give you true mailbox money are the ones that have fantastic tenants that treat the home like it is theirs - and those tenants are usually in areas that the schools are rated at least a 5+ on Greatschools.org.
