He was thrilled. 30 years later he's still buying properties and he still won't do it unless they're leveraged, even though he's got way more than enough cash to buy them outright.

@Mike A. there will certainly be the tenants who aren't thrilled with the change in cost.

I also was not terribly thrilled to find that they had spent about a month trying to list the houses for rent without pictures in the listing. 

Every time I find a house listed with flooring torn out, or needing drywall done I'm thrilled...because I know 1000 other people looked at it, thought about what they'd have to pay someone to do it, and moved on.
