Looks like an awesome investment and home!

I started a property management company in 2017 and am now managing almost 800 doors and 6 construction crews.If I could do it all over again, I would have spent a little more time setting up business systems prior to jumping in. 

I first started out in Real Estate by house hacking in college. 

How do I even start the conversation as a tenant?

He is very active in investing personally and most of his agents are too.

For example, if your partner has income and no debt, perhaps you can invest through her, or if it makes sense to combine your income with her that might still get you below 50% DTI.

You should consult with local property managers and find what the average DOM would be to lease your home and rental rates etc. this would be a good starting point.
