Also, be aware that if you are thinking of doing a BRRRR that maxing out your HELOC can have a negative impact on your credit score so when you go to do the refi you may potentially run into issues.

But that was overall a tenant issue, not a pet issue.

If you are talking about just throwing offers out there and nothing is sticking, that's a whole different issue.

So they invest in real estate and watch all of the great tax losses get suspended and carried forward.The short-term rental loophole avoids this issue.

And in many cases this may be warranted as health and safety issues may be present.  

I also think that you should plan on looking for a place that doesn't have a lot of issues with regulations etc so you don't have to go that way.A HELOC is a good way to get started.
