The property needs a new roof and both units could use a good refresh.  

This is also the first property in which I am partnering up with someone, actually a neighbor I met when we moved in a year ago (benefits of loving to talk about real estate, you never know who is willing to take a risk with you).I found a refreshed vigor with investing when I actually sat down and made some goals.  

With some minor refreshing and better presentation I think the tri could also be sold/rented higher, but I didn't include these in my assumptions. 

It's very refreshing to hear from someone who has essentially done what I plan on doing and from the sounds of things quite successfully.

After suffering bad reviews for cleanliness issues on Port Bolivar, we found a great company in Galveston who has completely changed our cleanliness reviews to “sparkling clean”, every review.
