Tim,We started with stuff off Craigslist and then have replaced most things with new for our Lake vacation rental on Homeaway.comYou might not need as high end of stuff if you are doing the Bed and Breakfast route.You can do Shabby Sheik for either by refinishing furniture off Craigslist.I would buy nice new mattresses and put mattress pads on them to protect them.

-natural maple cabinets will look good even after being banged up a bit-quartz or solid state countertops are durable and relatively cheap-refinishing wood floors and tile in kitchen and bathroom, no vinyl or carpet-tile shower, no plastic surround-pedestal bathroom sink, vanities tend to get water-damaged and gross-grey walls, white trim, white ceilings-I have never had stainless appliances myself, do you think they last as long as white before they look worn?

The refinished stuff looks great, but it comes across as 30% unfinished, even if that's far from the truth. 

And I've gotten pretty good at it.But now I'm hoping to do a rehab in Plymouth county MA with a relative.Sorry, I don't have pictures, but it is basically a 750sqft house that needs- Scrape and paint exterior- 14 new windowss- pull up carpet, refinish hardwoods- paint interiror throughout- New kitchen with appliances (very small kitchen, sorry no dimensions, sorry)- New bathAny of you in Massachusetts, specifically, Plymouth, care to guesstimate what the material and labor cost would be?  

The allure of a solid refinished material with a warranty is enticing, but then why isn't everyone doing it? 

Full gut, total rewire and replumb, refinish hardwoods, completely new and relocated kitchen with nicer than average cabinets, appliances and tile and addition of 3rd bedroom and utility room(using existing space).

- time frame for a rehab (max 2 months for kitchen, bathrooms, painting, floor refinishing, updating all appliances & fixtures?)

Can the floors in the unit be noticeably improved with a buffing or refinishing?
