Now I have developed my own class list and account list and I do not use Mike's system anymore but I know that I learned most of what I do by using his system.I have been through 2 IRS audits and both the IRS and my CPA have commented on how clean and precise my accounting is.

I can't speak precisely of the rules and regulations in Utah but I would expect that they are similar to here - many of the fees are going to be the same regardless of which license you will go for.

Also, this is a deal where the paperwork would have to be precise and bullet proof which means you got to find a competent lawyer, always in short supply for these deals.However, first and foremost, you need to make sure that your proposed selling price/ARV is authentic.There's a lot of steps here, but it's doable and when you come out the other side, you'll be a lot more savvy about where you want to be in the business.Good luck to you!

There are a lot of moving parts here: 1) borrower (who is either on title now or acting as estate PR) but not the borrower of record, 2) lender, 3) perhaps a servicer, 4) attorney for lender handling this judicial foreclosure5) court (presumably having issued a Writ some time ago6) Sheriff or Levying officer.I do not know the precise sale procedure in PA, however I would peddle fast to get under contract, show proof of funds (or equivalent) to attorney (may not cooperate) and be BE READY to close at least several days prior to sale.

I recently remodeled a Kitchen and bathroom, opened up a room and took out a window and had a sliding door put in place as well as ran some gas lines for heating, paint, and etc so I guess I am going off of some experience, however its better to be more precise.
