Do I need property insurance for my pet (germanshepard) yes/no

We've got to be at the computer, making sure the listings we found allow pets, pied-a-terres, require 40% down, parents buying for children, knowing the rental policy, have a flip tax, or are indeed still-available, never mind in the right location and price point for our clients.  

Also $20 for NSF checks.Most of our rental agreement violation fees are $50, for such things as late rent fee, unauthorized occupant fee, unauthorized pet fee, smoking fee, tampering with smoke/CO detector fee, etc.

(I'm renting to students, typically no pets)Other thoughts? 

No pet.  

Less issues with lead hazard building up, less carpet damage and, sometimes, more pet friendly.  

In this case they were making money on my rental by charging three roommates more than the total amount of the rent and allowing them to bring in all the pets they wanted.Instead of evicting them I raised the rent the exact amount of the rent they were charging these folks. 

I will be asking for a pet deposit even though he has tried to hide the dog.

As of now, I'm thinking of buying the Bissell Proheat 2x Revolution Pet.
