Remember to wear a mask!

Many investors go to great length to mask their property ownership, primarily as a lawsuit deterrent.

The inspector said it wasn't a hazard, even though there was peeling paint.Because I hired an inspector though, I now am legally obligated to disclose the presence of LBP to every tenant I rent to.

If any odor/urine lingers in surfaces, any coating/painting/repairing work you do may only mask the odor ...temporarily.I'v already replaced all flooring with porcelain tile ( on slab that was probably not cleaned good enough), Kilz ceilings and wall surfaces, replaced windows and all base boards and odor still lingers. 

Still, nothing a spray rig, masking tape, and a few buckets of kilz probably can't fix on the cheap. 

Exterior needs a good washing, but nothing is peeling to have to scrap a lot, so maybe 2000-3000K for ext, and interior another 1000 to $1500 for every room.

everyone so far appears to be against the paint option, what I have found from my experience is you can paint metal tubs with no problem as long as you remove the drain and paint under it when reinstall it, if they tape around it which most of them do, it will begin to peel from there, what I would like to know is what is the best cleaning chemical to remove the stain, as far as painting a fiberglass tub I have no experience with that, hope this helps. let us know what you end up doing because I also hate spending money I don't have to.

The third red flag was when I had him have a contractor give me a quote for putting peel and stick vinyl on the floor.

Broken windows almost always disqualifies, peeling paint can, subfloor visible.
