And all the houses are in A or B neighborhoods 

I love to talk shop about rentals, hard money loans, notes, deals and sweat equity (preferably very little sweat but more effective planning.)

Also look for non-rental neighborhoods with good schools and low crime rates.

I now have the luxury of shopping a commercial loan at my own pace. 

Took him years to get the approval because of opposition from a neighborhood association that a lot adjacent to a residential area will reduce property values.As others have mentioned, if it's just a matter of getting loans, I rather shop around for banks that would do it.

What is the appreciation rate for homes in those neighborhoods?
