I'm a bear on the Smokies unless you find a motivated seller and get lucky. 

What I would like to know is how to find sellers motivated to do a seller financing transaction.

Alternative w2 maybe with benefits or something opposite of doing it on your own a hybrid of sorts that you can enjoy?

As an example, you may have a property that one of those systems says has a "value" of X (let's say $500K), and they have all sorts of nearby "comps" that are in the same value range.

They are always motivated to show me the houses right away for obvious reasons.

Hopefully the projects have budgeted to produce some sort of distributions from the start but I do understand sometimes it takes time before they have can, although if their projections were done right then it should be in line. 

When I bought my second house hack here in Los Angeles, we ran into all sorts of problems.

For now, I sort of want to start "small" and I'm looking to build a portfolio of single family homes in areas with good price-to-rent ratio where there's good cash flow and low price.

@Alecia Loveless does this tenant have some sort of life estate lease?

@Gillian Thackray It's actually quite surprising the PM you use is not effective or perhaps not motivated to perform the leasing duties effectively but appear to be fairly competent with the day to day management services.
