The nutshell misunderstanding here is what a POA is for and what it does.

There seems to be a misunderstanding in the statement you shared regarding Virginia real estate contracts.

There's a misunderstanding either on your part or your CPA's part.You absolutely can claim all expenses associated with the rental property. 

I remembered a few situations on BP podcasts where guests spoke about respectfully understanding the appraiser's methods, communicating your misunderstanding, and presenting appropriate data to support a revaluation.  

The color on porcelain does not go all the way through, this is a common misunderstanding.
