I am going to assume you do not live in the property area to where you can go and do it your self! 

I talked to my auto insurance (AAA), but they said I do not qualify because I have people living in my house who are not under my auto insurance policy. 

I need credibility, either through working for a couple of years for a company or buying my own property, starting small, and scaling with time.Now, my plan is to graduate next year (Im a junior), and get a job in a firm as an analyst in order to build that experience and mainly cover my living expenses, while on the side buy my first small property and go from there.However, and this is where I start overthinking,  I still have 1 year left in school and I want to use it to my advantage as I don't have any expenses or responsibilities other than school yet, and I want to do my first deal.

I agree with the notion that one needs to define his or her goal with regard to real estate and making a living of real estate alone would require lots of it, but cash flow for the long run is almost inevitable.

This can be somewhat of a good thing if you live out of state because you'll get a property inspection once a year that way.

It wasn't long after a good bit of offers that my first deal got accepted - a short sale on a condo that I would up living in while renovating.

Real estate investments (STRs, MTRs, live in flips) have produced my best returns by a good margin.
