At this point, my investing just icing on the cake and will help my family and I afford a better life style and eventually help to lead me to financial freedom.

The tax benefits were just icing on the cake.Sucks though that now my CPA needs to keep 2 sets of books, one for PA, one for federal.

Up here gutters get torn out with ice, down spouts freeze, swell & split, then every fall they fill with leaves so that's another JOB & yes your basements will suffer from hydrostatic pressure & leak if the water pools next to it.

For example, a fridge with water line for ice and water may seem like a nice feature, but if it breaks you can be dealing with a lot of water damage.

I have contract with Warranty Co. for appliances - if appliance cannot be repaired they replace it.On Monday tenant says there is a leak from ice maker.

I’m about 40 years old, and do have a reasonable normal(salary) income of about $200K, but looking to hopefully semi-retire in a few years if I can, although need a few more sources of passive income as of right now.Disaster scenario in my head is… stock markets crash(loss of stock equity), along with the tech scene here in California collapse (loss of job/rental price decline or vacancies increase), and adding icing to the cake with perhaps some earthquake affecting my real estate here (we are long due for a big one).Feeling a bit paranoid but would rather intentionally decide what to do, whether to keep or to diversify. 

Make sure you include ice melt as part of their service.
