But starting with single-family can be a great way to gain experience and confidence before tackling larger deals.If you were someone I knew personally, I would probably suggest multifamily, but it's not for everyone.

I have some experience doing this and I reacted when I heard that 99% of agents don't know what seller financing is. 

This was my first property, and while it's been a great learning experience, I made several mistakes along the way—ranging from choosing a realtor who was more focused on closing the deal than finding the right house to having a poor inspection and overlooking issues hidden beneath the surface (literally).

It would be very helpful if you could share your experience.

From experience, switching to a conventional loan can help you remove PMI once you reach 20% equity, while DSCR loans are ideal if you’re focused on rental income.
