I would suggest changing your mindset from how you can save a few hundred bucks to how you can grow your income.

Fundamentals change neighborhood to neighborhood (i.e. appreciation potential), inventory/absorption issues may exist, rogue city council members and/or registered community organizations can make neighborhoods less appealing with little oversight which impacts value and marketability.

I've had the same offer since September 7th on this house and did let them know when they circled up on the 4th that my intentions may change once we head into 2025.

I will never do 50/50 in a business ever again.

We painted the outside, cleaned up the backyard, changed the fireplace, changed kitchen countertops and backsplash, added accent wallks.

We added some instant value to this one, changing fixtures, adding accent walls, and altering kitchen cabinets.

A lot of people were sad to see him go, but it hasn't changed much.
