Florida also have many more high end places than Oklahoma (we are much more of a blue collar city in my experience). 

You could also look into regional banks or credit unions with experience in real estate development for middle-ground options.If I were you, I’d spend some time shopping around for the best rate/terms.

By the end of my time, I became a realtor and worked the deal by myself for more experience.

I personally never like to over leverage myself too, but then again maybe I need more experience in this area too.
