Now, I need private or hard money to do the rehab but no one wants to be in 2nd position after the seller.

Is there a way to offer and buy a property for cash (either private or hard money) then refi into a mortgage at 95% LTV?

I saw an ad on Craigslist that they need someone to do private investigator type work.

My company leases a property from a private landlord in Glen Ellyn, with permission to sublease.

@Randy MannYou will need to find a private lender or partner on these dealsAlso recognize that when you go to refinance it probably will not be in a year as the lender will want to typically go 75% max and chances of that type of appreciation in 12 months is very very low

Commercial, private, seller-financed, had a balloon  or the rate was 6% plus (in a 4% world) or I needed to get rid of a small one to get a new one.
