I recommend to "navigate the turbulence" in your market do a deep dive on rent trends over the last 15 years. 

Great neighborhoods, great ARVs but the number off the MLS will not work and investors with deep pockets make cash offers that can knock financing offers out. 

We often host families from the midwest and upper midwest and that's a long drive to not be sure of exactly what you've rented. 

In my opinion, and I looked deep into this issue, the IRS position is not supported by the actual law.

@Austin Nicol In our opinion, the Class of tenant drives everything.So, figure out which Class of tenants are attracted to which Neighborhoods in a city. 

It is not a big deal.Simply stop mailing or contacting the person and life goes on.If I had to contact every ad sender I get in the mail to tell them to stop, first of all it wouldn't change a thing and secondly it would drive me crazy.
