I don't Airbnb my own place, but just read this amazing blog post on Bigger Pockets entitled "Airbnb Disasters - Is that blood on the ceiling".  

I encourage lurkers, current investors who have had problems but are shy about coming forth, and future investors, to post about their experiences even at the risk of dealing with the different personalities involved, even if (male or female) they have "insert Donald Trump's blood quote here".I will update here after I get back on Monday. 

I thought you had to have a percentage of Hawaiian blood or married to a Hawaiian or is that an urban myth?  

Dealing with those that received lump sums from any source is an indication they lack the ability to save, the skin in the game carries less weight than if it had been saved over time, with the blood, sweat and tears.

On my father's side, I have a lot of Scandanavian blood, folks who discovered America long before Columbus.

Cost benefit analysis to me looks something like this:Don't pay rewards and costs: Reward: Reinvest the $3,600 into your firms best available project ROICost: Bad blood with the agent and bad reputation with anyone who he has influence with???

ADU's can be rented to anyone whereas Family Member Units are only for persons related to the property owner by blood, marriage or adoption. 

I put a lot of my own blood, sweat and tears into the renovation and really tried to make it a place that we could enjoy while keeping in mind that it would ultimately become a rental...so I thought. 

Make sure you have plenty of reserves and you have great tenants.one of the biggest fallacies I see on BP is people thinking rentals are immune from a downturn or major correction.. some areas yes some areas its a blood bath.. and landlords who have limited reserves lose properties.
