Buying a tract house and putting in the basic LVP, white shaker, subway tile, greige walls will blend in with most other listings.  

Regrettably, this strategy hasn't unfolded as seamlessly as anticipated, prompting me to explore an alternative approach.In light of this, I've decided to pivot my approach.

There is a big difference between realtors that have experience working with investors and those that do not. 60% of my realtor's business came from out of state investors and she had systems in place to make the process seamless for those of us that could not be there in person. 

This would give the investors a blended 12% annualized return, with the GP keeping 100% of the profit above that. 

But, these are set up as a blend of one-bed suites and efficiency suites.

I've pretty much automated every aspect of the process so it runs pretty seamlessly at this point.

If your first is 2.75% 30 year and large it's a great blend. 

I am not affiliated with EZ, but it was pretty seamless.

So the realtor handles everything until it gets to closing, it moves seamlessly to closing, then after closing it moves automatically to property management.
