It really seems like West Richardson is getting saturated and I expect that at some point this will bleed over the highway to East Richardson and Berkner High School.

Yup I would say the vast majority of owners who have large portfolios in the city they live and work in.. will create their own in house team.. in some markets were your managing D class its basically mandatory.. other wise you will bleed from a thousand cuts.

If you're able to charge top of market 1800 you're able to give yourself some cushion and actually save some money from this property instead of bleeding into it every month.- If you sell the place, you need to consult an accountant about how depreciation recapture will affect your tax bill and plan accordingly.
