Essentially, while my credit was in good shape, the lender still refused the loan based on the fact that the majority of my credit score could be attributed to the account that I'm an authorized user on.

So for a market to have "significant growth" it's gotta either be (a) significantly UNDER priced at this time, lagging the overall market or (b) hold some unique attributes that will empower it to significantly out-perform and out-pace the national and regional economic performance. 

The growth was attributable to low interest rates permitting unfettered access to capital.

I do know that it was a higher weekly rate than we paid at other STRs in other parts of the country but just attribute it to martket demand.I looked into buying into a unit briefly, but it's so highly regulated (which can be a good thing, just not my style) that we opted for elsewhere.

We are seeing that start to trend down with numbers of listings decreasing in q2 2023 to Q3 2023/ I attribute this to not as many new airbnb host getting in while interest rates are so high, It makes the numbers harder to work.

Market analysis here has attributed the recent slowdown of increases (no real dip here yet just a deceleration of the rise) to a few bursts of inventory from homeowners pulling the trigger on selling to cash in on the current prices. 

I lean towards the property is worth less than the value you attributed (even though that may have been the market high value).The reality is I am not finding properties that meet my buying criteria because I like to leverage my properties. 

I can attribute this to a little luck but mostly the importance of finding the right tenants that respect you and the property.
