I had a cost seg done on one of my homes and trying to get one done on another from this company that rob with bigger pockets had done a set on.Every time I email them it says there email doesn't exist and cannot get a response.

You could try posting in the BP classified section to see if any reach out.

You mentioned a career change, I think going into the trades like plumbing and electrical are great and you can make good money doing those, but I think you may be taking on too much by trying to do that right now.

I am trying to find lenders who can do this as not all lenders are willing to do a second mortgage. 

It only becomes complicated when investors try to over complicate or over think everything.

I'd try to call a few agents and see if they can run sold comps.Once you have access to sold homes, there's nothing to get caught up on.
