REI meetups, connect with agents/brokers and ask if they have any investors that may be intersted in learning about deals, let everyone in your SOI know what you're up to and ask for referrals.

To look at that issue further, you can see the fluorescent light bulb box/package in the kitchen and in several rooms you can see the light fixtures attached to the ceiling with dangling cords.
