The city has several bustling districts such as Old Town Scottsdale and Kierland Commons and is the epicenter of Arizona's tourism season from the months of December to April.

Focusing on the area's that are dependent on tourism is a genius idea.

@Russell Brazil I can't speak for Vegas much since I'm not there anymore, I find it likely that it'll be a highly volatile market since it's main source of income (tourism) has basically been turned off.

There's tremendous growth and it's becoming a really popular area - especially for investors - due to people moving in trying to get out of Orlando and all the crowds, the fact that is easily accessible by several freeway systems and of course, for the tourism business due to it's proximity to Disney.Almost every community has a generous mix of permanent and short term (vacation rental) residents. 

If the seller views anyone not in a Hawaiian shirt as arrogant there is nothing you can do about that, whereas exuding arrogance comes from how you walk and talk more than what you wear in my opinion.

What tourism is like, preferred lake destinations, and so on.

Also tourism industry would be more booming as it's being hunted by two generations (baby boomers and GenZ). 

They bring money, tourism, investments and renting those properties short term doesn't prevent the local renters to rent because they couldn't afford this type of property.

There are so many STRs that there is no longer any housing left for workers in the tourism industry (maids, servers, bar tenders, front desk staff, etc).
