Elderly tenant with declining mental faculties gets taken advantage of by some young drug addicts (meth and other stuff) who convince her to let them take showers at her place (water is included with rent) and they start hanging out there and stealing from her.

Murder, suicide, a 2 year old drowning, house burning down, sitting in a driveway with a shotgun in my hand holding off gang bangers, being assaulted by potential renters, drug dealing, drug growing, more lock outs than I can count, and you have the GALL to say I am afraid of a hanging rain gutter!

@Graeme Cram - Let me be frank, the 1% rule (or 2% rule commonly shown on these forums) will not work.Yes market is in a slide, but, at the same time, these are the times when dealers are available.

Then start searching CL or Autotrader for that car, but I've found summer is generally better for this 'arbitrage' type of dealing.Obviously once you have your dealer license, it becomes much easier.
