I have 2 great realtors that help with comps and remodeling/interior design ideas, my wife does a great job shopping prices to keep costs down on materials and she herself is a talented designer, I have an insurance agent who handles everything online and same day, a great real estate attorney who keeps costs down but gets things done quickly and professionally, and a great guys that runs my rehab work who spends only what is necessary and keeps the projects moving forward.With all that said - you gotta do something!

If you are double closing with both transactions the same day as long as your buyer is getting title insurance I don't see a need for you to get it.

The third day is either the 30th or 31st leaving you with the first or second day as the 1st, making the rent yours.

Even if they do...The issue is transfer of title.Depending on who the buyer is (i.e. no FHA), you could lease the property to your buyer for 30 days or until closing date, with a contract separate from the selling contract you have with them.Close on the 31st day, as agreed.This should work on many instances (unless selling to a rehabber that must start work on the property immediately).
