Lien's are what can bite you.. need to stay on lien release's.. some lenders don't but I do... we get release's from all subs and the GC I think for a passive equity investor in these projects it may be add some layer of safety if you are investing in a development project where there will be construction lending from banks.

@ Matthew@Matthew Paulundefined @Hugh Ayles@Jerry PowersIt's worth mentioning, I sleeved the pipe going into the ground in 3 layers of insulation and built a box around the outside of the building which is stuffed with insulation.

The main thing to keep in mind is that landlord tenant laws are very state specific with local municipal laws layered on to so be careful about what advise you take from posts and such.The basic principal to follow is that the Landlord is in charge and the tenant is not.

@Tammy Vitale The stuff on top of the AC is dropped mortar from when they spread it back into the joints, excess falls.Also, I don't *think* they'd lie to me about it being new, but I do know that I told them about the AC units in the basement that they could use if they worked (AC units are not included in the lease).

I have some properties I manage myself that I have  owned in my name for over 20 years and others I do not manage myself vested in LLCs and corporations in order to establish a significant layer of protection.
