That said, I don't think his allocation is unreasonable for someone who already has millions and needs to put it somewhere.But to build wealth starting with not much capital, RE is the way to go, IMHO

It outlines terms in a great degree and I actually reviewed the lease which has the following clause “Access by Landlord to Premises – Subject to tenant’s consent (which shall not be unreasonably withheld), Landlord shall have the right to enter Premises to make inspection and provide necessary services, or show the units to prospective buyers, mortgagees, or prospective tenants.”

Would love to get your opinions about whether I am being unreasonable in demanding that he agree to a certain wording on the inspection addendum that we will both sign.I worded it as follows, signed it, and sent for his signature: "Source of water flow/entry above joists along the east side of the property to be discovered and repaired."

yes and no...the rate i got quoted was 4.375 with an auto draft from an account with them. i can't go commercial UNLESS the property is zoned commercial. 4 properties are never (my guess) zoned as commercial.i HAVE to put down 25% for a house, so 30% is not unreasonable..

Most can't meet that description and then that's when the prospect says you are unreasonable and leaves and I say let them go elsewhere because I know what happens most of the time.
