You should embrace it.The risk to the seller is not much and you don't want to spend the time.THe bottom line to the buyer/investor is they are trying to get the lowest price possible.

My personal observation is, unless you have a friend or family member who has read and embraced the Rich Dad, Poor Dad cash flow concept, friend and family are the last ones to get it.

I would say the average may vary, and I have some outliers that push my average up, like two tenants over five years, and then a few who leave after a year bringing it back down, but I would say for my operation, six units currently, I am in Ned's range of 3-3.5 years, but it was shorter when I started as I made the mistake of doing six month and even seasonal worker leases, for tourism.
