You should embrace it.The risk to the seller is not much and you don't want to spend the time.THe bottom line to the buyer/investor is they are trying to get the lowest price possible.

My personal observation is, unless you have a friend or family member who has read and embraced the Rich Dad, Poor Dad cash flow concept, friend and family are the last ones to get it.  

I would say the average may vary, and I have some outliers that push my average up, like two tenants over five years, and then a few who leave after a year bringing it back down, but I would say for my operation, six units currently, I am in Ned's range of 3-3.5 years, but it was shorter when I started as I made the mistake of doing six month and even seasonal worker leases, for tourism.

You have some good questions but a little more specifics about your strategy would help as well.Rockford is attempting to attract visitors through youth/amateur sports and tourism.

I seem to remember someone mentioning in another post that if you aren't embarrassed by your offer, it is too high.Trying to embrace that approach, with the numbers to back it up.

Tourism is also only 7% of the GDP in Puerto Rico compared to 30-50% for most Caribbean islands.Hope this helps!

My only word of encouragement would be to embrace some volatility over the coming decade for the longer-term opportunities it can afford.
