Floating snap lock floor is floating so it moves and temperature differences will make the noise more noticeable.  

There is a small group of locals who are anti-STR but the good majority are pro-STR due the the fact that STRs bring a ton of revenue for local businesses and jobs for locals.Regarding summers, the temperature is the hottest in August and can get up to 100 degrees so STRs with pools do better in the summer.

I can save money on electricity when no one is there and monitor temperatures to make sure I don't see one of my HVAC units struggling so that I can arrange for service before there is a failure.

Please make sure all the bulb temperatures throughout the house are the same so that it feels inviting and cohesive from room to room. 

I am in Oklahoma where temperatures are often 100 + in the summer.

Also, remember to bleed water lines (for all garden hoses) so they don't freeze up on the first day of freezing temperature! 

You are on the right track but remember each specific STR market / local area is going to have some tweaks - one thing I noted is that for the markets you are looking at can vary with temperatures - some different expenses/planning for areas that can have winters (snow, etc) that wouldn't be standard in other markets

Once I'm done with the forums related to duck hunting, shotgun reloading, MIG welding, heavy equipment work (dozer & skidsteer) and weightlifting; I go to this forum for STRs.I mainly like to share my horror stories...someone overdosing, entering a vacant STR when there is an intruder inside, watching another intruder break in a house live on a security camera, tenants having affairs with other tenants spouses, disconnecting utilities to encourage problem tenants to leave, etc.
