I just did not know if having that extra value now (in case of emergency having to sell for debt reasons, which we should not run into whatsoever, just worse case scenario) it would create more security for us to a lender.I spoke with a lender today and they just asked us about the estimated value and what we have paid off.

Again, even with a written agreement its not perfect, but I sleep much better having something in writing that has teeth.

If you set these up right you basically become the bank and you are free of any maintenance whatsoever.

You'd have a payment on your HELOC once you draw on it, but it has no bearing on your mortgage whatsoever.
