I got very serious and cut back on a lot of the things I used to do (Dave Ramsey style).

We have the ability to design/build almost any architectural style. 

My rule of thumb is a comp has to be a similar build style, size, and age.

Again, for less than cost of blinds some times but certainly a lot less maintenance than blinds and, as mentioned, for some stylings blinds just are not the right fit and glass treatment can be a nice improvement, and improved showing/ user experience = $$$$. 

At that point you control the costs, style, layout.

It depends on the style of learning you use best.

I am building townhouse style apartments and with covid material costs are a bit crazy.

While C or D deals look great on paper, other factors need to be considered before pursuing low-income-style properties.
