@Jackson SandlandI like to know for a couple reasons- I would typically charge an investor a little less as to make them a long term client and establish a relationship, if it’s a primary residence- do I have to deal with a pet, do I have to make sure I clean up every day, can I work longer hours/weekends if need be etc And the quality of materials and final product are usually a better quality when it’s your primary rather than a rental that could get destroyed in a month..

Festivals, college graduation, fishing tournaments etc.I adjust my price through out the year based on demand, events, and time of year.I have accounts at Homeaway (also searchable on VRBO) and AirBnB.Homeaway and VRBO blows away the bookings I get on AirBnB for vacation rentals so I would use the data from here primarily.You can also check local Craigslist ads for properties similar to yours to see what their pricing is.Also look at their requirements for security deposits, pet fees and cleaning fees to she what you should be charging for these also.Once I started getting reviews on Homeaway my calendar started staying full.I charged on the low end to get more reservations in the begging and once I had several 5 star reviews then I started charging on the high side.

The bathroom floor and part of the subfloor in the hall and kitchen would have to come-up; the wall between the bathroom and hallway and across the end of the hall would be going back to the studs; the common wall between this apartment and the adjacent unit would need to be brought up to current {fire} code; the ductwork for the HRV needed to be replaced; and three of the existing windows had broken thermo panes.We also planned to improve the energy efficiency of much of the envelope during this renovation - the amount would depend upon what we found behind the drywall.What we found:The damage to the subfloor on both levels was more extensive than forecasted and I wasted two weeks, and a few hundred dollars in materials, over the holidays in December trying to remove the smell of pet urine (ozone, enzymes, sealant, etc).
