What I'd ideally like to offer are the following...Up to 75% LTVUp to 100% LTC12.49% Rate2 Points6 month terms with options to renew. 

Other than that not too much you can do, the only alternative post-closing would be to offer cash for keys for someone to move out quicker, but if it's short notice to vacate period like 15-30 days than it's probably cheaper to wait. 

The same can be done with C corporations through distribution of different classes of stock, but this is much more complicated.  

If the note holder purchased the note at a discount he can accelerate his profits and increase his ROI by offering the borrower an incentive to pay off the note early, or to make e extra payments.  

What terms are they offering you?

I am not even sure if the villages offers this type of real estate in which we could “house hack”.

Maybe offer to pay a portion of the balance contingent on completing the work or signing a waiver to avoid the lien.

Rates will be a little higher (5%/6% range) but the cool thing is that you can often find these on 30 year fixed terms unlike the short term balloons the local bank would offer. 

It was listed on Zillow for $110k and we made a low ball offer at $90k, ended up getting under contract for $95k.
