land loans are the toughest to get in any scenario... and if someone is starting out.. with limited capital and experience then like @Chris Martin  total waste of time.. the only way to do the deals is with owner carry back.. 

Syndication is the way to go and you also can get carried interest and help more people.

Put as many prospects in the bucket, nurture them with love and earn their business.

I have always had a good eye for deals and I think it will carry over into real estate investing also.

I think the carrying interest cost with a hard money mortgage will eat up your potential gain.

Ultimately went with American Classic but you could always bid between the two.For plumbing I just met a local Master Plumber randomly the other day and decided to save his info just on how he carried himself and the multiple years he's been in the business but still being young.

I've always thought that paying trash ensured it gets picked up - but that may be a carry-over thought from my California days. so I pick up a small part of the water bill.  

They typically have access by either dirt road or trail, with people carrying in all the required supplies for there stay (both winter and summer). 

My first thought was to suggest asking the seller to carry-back the amount they needed but thought to myself, there’s gotta be a market for this kind of thing.
