I grew up more than 40 years ago in neighborhoods where 4-7 kids were the norm. 

SFR will be 1/1-3/2 properties in median income (B – C) neighborhoods requiring mainly cosmetic improvements.CRITERIAWe would be looking at an initial LTV of as close to 100% as we can find – this number would change respective of how much capital we build and can reinvest from completed projects.

If you are in a neighborhood with a higher crime rate (C neighborhood), make sure to protect the AC units by putting a cage over them to prevent theft.

It used to be a long way from shopping, etc, but Goodyear, the city next door, has also blossomed. 

Alex:  Most of my clients start seriously shopping for the replacement property about the time they have a PSA on the relinquished property or perhaps after the earnest money goes hard on the replacement property.

Make sure on the second home to.1 - Good neighborhood. 2- Three bedrooms, Two bathrooms  or larger. 3- Possible chance to ad on a extra room,,@ where patio is, or back of house?
