It appears that for some reason you followed the posts of another person that had the same misunderstanding of what I was comparing. 

@Jeff Matthews you have hit uon one of my pet peves.Most people mis understand quit claim deeds.

Am I reading the data wrong or misunderstanding the guidelines?

( I have sent you a request)@Worth Styles - I believe there may have been a misunderstanding about the amount- we like our borrowers to have roughly $5000 set aside to cover the things not included with the loan or problems that may arise while completing the rehab.

Hope you don't mind if I chime in here, but I'm hoping this strategy I'm working on might be useful to you folks - or enlightening for me if I'm misunderstanding anything.I have been spending a great deal of time learning about "Velocity Banking" - basically where you trade in chunks of an amortized loan (with the majority of the interest stacked up front) for a simple interest loan.

Maybe I misunderstand your comment and your first time hiring out the work, not doing a rehab.
