However when I deducted taxes and adjusted for inflation they actually lost money....WTFI think there are definitely properties that will barely appreciate...but I think neighborhoods that people want to live in will at least keep up with the cost of inflation of construction materials...at least. 

It has a 3 year old metal roof and new windows. 

If possible, agree to buy the materials yourself and have the contractor pick them up. 

When I left I got a renter and gave the family a break on the rent and bought all the material with the agreement he would make sure the basement was finished off.

Spend the time lining up contractors, pricing out material, doing all the due diligence you can on the rehab. 

We used glue down vinyl plank flooring and the cost for the materials and installation in Florida was $3,000, which was a great deal when comparing to other companies fees.

My personal feeling a lease is an agreement not a metal leash.

Unless sellers, material suppliers, subs, laborers are all accepting bitcoin, it will never happen..
