For quick sale we are prepared to sell at the 1% rule of current rents and will consider owner financing with 20% down (30 year @ 7% w/ a balloon between 3-7 yrs). 

This deal would be $275,000 with the owner holding 80% of the loan for 5 years.

My biggest issue is that I’m using personal funds as owner contributions to these accounts and money moves from account to account on a consistent basis, so I’m trying to be diligent in proper accounting. 

Just seeing who requires new owners/landlords to provide their financial documentation upon signing a management agreement?

Hello all,To give a brief backstory- My cousins aunt had just passed away (a few months ago) and she lived in a house with her husband who was the owner, he had passed away about 20 years ago but never created an estate and never had any children.

I feel like I wanted to really start growing my portfolio  but feel like I may have jumped the gun.

Nearly all of my single-family deals were zero down deals because I got them off-market, direct to owner. 

The complex where I bought condos at auction had a condo sold at an on-site auctions by a foreclosing bank when the owner fell behind on the mortgage.

We are seeing its very challenging, especially for out of state owners.
