In Arkansas, you can; however, it would be unlikely that you'd be able to find a landlord who would allow you to sublet, unless you handled all cleaning, furnishing, and guest correspondence, and the monthly rent they would receive as the owner would exceed what they could get as a normal long term rental.I'm a property manager, and have had several "AirBnB Arbitragers" approach me, requesting this very same arrangement.

I could simply offer to manage the property for them, but I'm willing to forgo short-term revenue and cashflow for long-term equity and wealth building.Value-adds:Here are the three major things I think I bring to the table that other investors (especially those not focused on this niche of the market) don't have:Acquisition: Access to off-market vacation-rental-approved properties at below-market ratesSet-up: Expertise with navigating the necessary licensing, connections to furnish properties quickly and extremely affordablyOperation: Successful (and proven) management (above-market revenue and occupancy--high reviews, fast response time, competitive rates, etc.)I would thus definitely say I bring value to the table.

If your goal is to acquire an STR, recognize that your expenses will include a downpayment, furnishing the place, reserves (as noted by Kevin), property management if not self-managed, etc.

This is refundable to them provided that their pets do not provide cause any damage to my home.2) I only allow one pet and I require them to upload a photo of their pet at the time of their rental application to protect against any changes.3) This one isn't necessarily a guideline, but a practice I implemented: I have tenant-proof AND pet-proof materials in my rental such as luxury vinyl flooring, quality tile, and furnishings that can withstand pet accidents.I am also considering charging pet rent, but it is a mere thought at this point.
