I don't know if this is one of the new things or not, but this is now in there under 3.7.7, "You also acknowledge and agree that we may on occasion offer discount pricing for your Property; provided that (i) any such offers will be available with respect to a broad number of Listings and not limited to your Property; (ii) we will provide you with electronic notice of such discount(s); and (iii) you may opt out of a particular offer."

Sold the back building which was NOT part of the security for the loan, paid off the 11% mortgage and refinanced with a 20 year fixed 4% mortgage, paying down about $400k.

If average 30 year fixed loan rates reach the mid 5%'s many of the NON-QM mortgage programs that are currently rate prohibitive will also become more workable as cash flow and return ratios improve.

The goal is immediate cashflow that will quickly increase as we fix-up and/or lease up the properties, which ultimately will lead to a higher property value and a cash-out refi within the 5-year term.Do you happen to know of any good portfolio, bridge, and/or DSCR lenders, private or otherwise, that may be willing to work with such a scenario?

I know people at the H/As locally and I think the decision here is they get fixed amount from OHCS (and local funds) and think more vouchers at lower rates is better than fewer vouchers for more.
