It's probably a fantastic system, but I don't want to force tenants to use the internet to apply as I myself have been directed to "apply online" and gotten distracted and never did each time I've been sent to online forms.

Focus on your goal, not the distractions the tenant is causing.

I have to get out the distraction called FEAR.

But, people from households who scream at each other,  or throwing around the F-bomb while on a voicemail to me, regardless of their race, are not a protected class.Being distracted by your child while on the phone, is fine.  

Adam Pierce you're getting distracted by this live-in GF dilemma which doesn't yet exist (since the plan is to buy your first place by the end of the year).

Garden-wise, I'd take all of that hedging away in front because it distracts from, rather than highlights, the front entry you want to make inviting.  

Don't let all these side issues distract you.

It can't hurt you to do a walkthrough, but don't let yourself get distracted from the main issue.

Plus, they chew on everything, and can wreck something so quickly, while you are distracted doing something else.I've raised puppies, too.  

If it weren't for those other distractions, I would look into removing the tenants and fixing and flipping it.
