Reason is on the one side the income aspects and the associated topic of deductions from costs (which ones, how much, any need to depreciate etc) and on the other side the aspect of getting your cost base right to derive at the correct depreciation.

back in 2011 2012 when hedgefunds started buying SFRs in mass quanities I would watch what they were buying at courthouse steps and think shoot these guys are dumb this wont work.. well I just never imagined they could package them all up and then sell the lease revenue as a derivative..
