HI @Zachary Sakena putting property into LLC in my opinion depends on that strategy you are looking to implement for next property and if you want to leverage property moving out of into LLC.  

What type of strategy are you looking to implement; LTR, STR, MTR other?

Given your situation, one strategy that could work really well for you is the BRRRR method (Buy, Rehab, Rent, Refinance, Repeat). 

And the ARV will be $240k and im trying to figure out my exit strategy now.

One thing that we did early on was create a website for our company that laid out our corporate/MTR strategy.

I'm still doing some thinking about which strategy, cash flow vs. appreciation, makes the most sense for us as a family.

Another option is using different creative financing strategies - it's all about how you'll structure your deals.
