Investing and returns will vary by individual.It depends on what part of the investing cycle you are in.Someone who is trying to grow money at an accelerated pace is in the (wealth creation) stage.Someone who already has size able assets from an inheritance or years of investing in more risky ventures for a higher yield is in the (wealth preservation) mode.These investors want a strong asset with low risk for good yield maybe 7 to 8 percent.They want tax benefits,make more than yearly inflation and cost of living,and live off the interest.In this way it's about preserving a lifestyle and way of life.

For a book written in 1926 and based on ancient wisdon, it really shows that the basic rules of wealth creation have not changed.

The TSA problem is specifically a Bush creation and it is appropriate to refer to him as the founding father of that problem.The fundamental problem we have is that government seems to be growing inexorably regardless of which party is in power.

The cash flow is nice, but the longer I hold the property the lower my average annual ROI is because that initial value creation is stretching over a longer period of time.The other reason is that after 4 to 5 years after a rehab, my properties tend to have a higher frequency of maintenance requests.

A sophisticated investor is someone the issuer/sponsor (the person organizing the syndication) believes is knowledgeable and experienced with financial and business matters, but is not accredited.With the passage of the JOBS Act in 2012 and the creation of several new “crowdfunding” exemptions, non-accredited investors (i.e. everyone else) can now invest in certain syndications.
