Unfortunately we have discovered that the guests of a couple of tenants were not being upstanding citizens and got themselves in trouble with the law.  

I tend to give it a look over every couple of months, and found this great opportunity. 

Good luck Thanks bob you’ve explained how big your operation is and that’s wonderful and all but for us investors who have only a couple properties and can’t “give contractors as much work as they want” I’m looking for a solution.  

A great way to start is by attending RE events and joining a local investors association.

The possibilities are endless… Anything from guests leaving a bunch of lights on, to leaving the oven on, to leaving food out on the counter to rot and attract pests…Just wondering how people deal with this situation where the guests check out and the cleaners can’t go over there for a couple of days?

Hi, We have a nice property that we rented to a married couple. 

Visit some properties, eat at some resturants, make some connections(realtors, insurance agents, etc).Once you visit the area, you can make a better informed decision if thats an area that you want to buy in.Once you did this, and you are new to buying properties, I would maybe visit the property when it is being inspected.Once you have a couple of properties under your belt, you can rely on the home inspection report.Best of luck
